The Exit Condition may differ from one unit to the other and is clearly stated on each unit listed on the platform. The only early exit option is for you to find a replacement to buy you out of your share. Consequently, early exit from your bought share(s) may not always be possible, making it relatively illiquid. It is crucial to carefully consider your investment horizon and refrain from buying shares if you do not plan on holding onto the share(s) until the stated Exit Condition duration. Even with the early exit option, there is no guarantee that you will be able to easily avail a replacement to buy your share.

The value of your share(s) may fluctuate, and the expected returns may not materialize as initially projected. Moreover, you may experience delays in selling the property at the end of the exit duration condition. Please be aware that Nawy Share’s offerings differ significantly from direct property ownership, real estate funds, REITs, or other securities. In the event that Nawy Shares ceases to operate, you may face losses, costs, and delays in receiving returns. Furthermore, utilizing credit or borrowed funds to partially own shares on Nawy Shares platform carries increased risk, as you remain obligated to meet repayment requirements irrespective of any decline in your investment's value.

  • Change in maintenance fees: The developer may also change the maintenance fees after the property is sold. This is typically done to cover the cost of ongoing maintenance and repairs.
  • Developer default: The developer may default on their obligations to the project, such as failing to complete construction on time or within budget. This could leave buyers with unfinished properties or properties that are worth less than they paid for them.
  • Other risks: There are a number of other risks that could be associated with real estate development, such as:
    • Units’ contract readiness: Sometimes real estate developers may delay the signing of the contracts for units sold for a couple of months. This delay will reflect on the readiness of your share(s) contract.
